1. Who we are, and who we are not
- We are a private company. We are not a government agency and are not affiliated with any court, county, clerk of courts, sheriff, or other public office.
- We are not a law firm and our team members are not attorneys. We do not provide legal advice, do not prepare, sign, or file legal documents on your behalf, and do not appear in court for you. No attorney-client relationship is created by using this site or working with us.
- You do not need us. You may claim surplus funds yourself at no cost through the county Clerk of Courts, or hire an attorney of your choice.
2. Our services
We locate people who may be owed foreclosure surplus (excess) funds, share information from public records, provide the court's own publicly available forms and the clerk's instructions, and explain general filing logistics. Any paid services are provided only under a separate written agreement that you sign, which states our fee and your cancellation rights. If these Terms and a signed agreement conflict, the signed agreement controls.
3. No guarantee
Information on this site is general and may not apply to your situation. Records can be incomplete or out of date. We do not guarantee that funds exist, that you are entitled to them, how much you will receive, or how long it will take. The court decides every claim. If your situation involves a death, bankruptcy, divorce, liens, competing claimants, or any legal question, consult an Ohio attorney.
4. Your information
You agree to give us accurate information and to submit only your own contact details (or those of someone who has authorized you). Our Privacy Policy explains how we handle your information.
5. SMS / text message and call terms
- Program: It's Legally Yours claim updates and appointment messages about your possible surplus funds claim and our services.
- Consent: We send automated texts and place automated, AI-voice, or prerecorded calls only if you give prior express written consent (for example, by checking the optional box on our form). Consent is not a condition of any purchase or service.
- Frequency: message frequency varies based on your request and case activity.
- Cost: message and data rates may apply according to your mobile plan.
- Opt out: reply STOP (or END, CANCEL, UNSUBSCRIBE, QUIT, STOP ALL, REVOKE, OPT OUT) to any text. You'll get one confirmation message and no further texts. On calls, say "stop calling." You may also revoke consent by any other reasonable means, including emailing optout@itslegallyyours.com.

- AI and recording: calls and texts may be handled by an AI assistant, and calls may be recorded and transcribed.
- Carriers are not liable for delayed or undelivered messages.

6. Acceptable use
Do not misuse the site, submit false information, attempt to access systems without authorization, or use automated tools to scrape or overload the site.
7. Intellectual property
Site content and branding belong to us or our licensors. Links to official court and county websites are provided for convenience; we are not responsible for third-party sites.
8. Disclaimers and limitation of liability
The site is provided "as is" without warranties of any kind, to the fullest extent permitted by law. To the fullest extent permitted by law, we are not liable for indirect, incidental, or consequential damages arising from your use of the site. Nothing in these Terms limits rights you have under the Ohio Consumer Sales Practices Act or other laws that cannot be waived.
